A formal agreement covering the scope of design, deliverables, fees, and timeline for the design phase only. This is intentionally separate from the construction contract — so you know your full financial commitment before signing the construction contract.
A focused working session to establish the overall design direction. Style references, layout priorities, materials direction, and project goals are all shaped together — setting the foundation for everything that follows.
Floor plans, elevations, structural review, and engineering documentation. Multiple revision rounds with you to refine the layout, then final permit-ready drawings.

Hands-on visits to trade showrooms — cabinetry, plumbing, lighting, tile, hardware, flooring. We accompany you, advise on selections, and help you see and touch finishes before they’re specified.
This is where the design starts to feel real. Our designer assembles full Idea Boards for every key area of the home — visual presentations of materials, finishes, fixtures, and palette decisions all working together.
You see exactly how the kitchen, primary bath, living areas, and exterior will read as a cohesive whole — long before construction begins.
With final selections and pricing complete, we schedule an in-person meeting to present your ID boards and review the overall investment for your home. This meeting provides an opportunity to make any material or selection adjustment, ensuring you are completely comfortable with the final cost of your project.
Once everyone is combfortable with the scope and pricing, we move confidently into the Construction Contract phase— fully informed, with zero ambiguity. From here, the building process begins.
